Silvia Yancheva
Senior Property Consultant Contact1. Where are you originally from?
I’m born in Yambol, town famous with interesting historical sites
and great people.
Yambol is not only one of the oldest towns in Bulgaria but in
Europe too. Physical evidence proves that there was life in the surrounding
area from 6 000 years B.C. Kabyle, the big ancient Thracian center, that is an
important fortress in the Philip II of Macedon’s jurisdiction.
30 years ago I moved to Sofia and I had the opportunity to observe
carefully the different changes in the market- the stages of restitution, the
resale of old properties and buildings, the construction of new shops, retail
malls and industrial areas. In time the intransitive values both cultural and
historic, stood the test of time and made Sofia one true European city.
2. What is your prior business background or education?
I have bachelor’s degree in pedagogy. I worked in several elite
schools in Sofia before I redirect my career to real estate, for 20 years now.
It appears that my abilities to convince, motivate and remain calm
that were acquired in my previous career are incredibly helpful in the real
estate area. My preferable target clients are young families, who are in the
process of searching of their first home. The place where they will build their
future and take care of their children.
3. What type of real estate or area of Sofia is your specialty?
I mainly
work with residential properties – for sale and for rent, my main specialty are
the South areas of Sofia. These are the most preferable areas for the
residential market in Sofia, situated near South park, Vitosha, with great
transport access and fast connections to the center and the Ring road. Most of
them like Strelbishte, Gotse Delchev, Ivan Vazov, Lozenets have great
infrastructure, offer many shopping centers, kindergartens, schools, medical
centers. Others like Manastirski livadi are notable with their accelerated construction.
Many clients prefer gated complexes.
4. How long have you been working in the Sofia real estate
industry?
I am in the
real estate business in Sofia for 20 years so I had the possibility to observe
the development of the market, all the changes that comes with it. Sometimes these changed imposed
the adaptivity and different approach.
5. What in your option is the most exciting thing about real
estate in Sofia?
The real estate market in Sofia is extremely dynamic. It requires
a serious dose of marketing, quick reaction and precise appraisal to the
specific search of each client.
In addition, it is very important to retain the client’s thrust
which is a guarantee for a successful partnership. Many of my clients gave
their recommendations to their relatives and friends and this is how my client’s
circle grows even bigger.
The best advice that I usually give to my clients is to see the
specific property as an investment. That way even if they want to sell it in
the future they have a guarantee for the spent money and even have the
possibility for gaining. So my advice is to look for the best location, the
condition of the building and its exposure. Everything else can change.
